FREQUENTLY ASKED QUESTIONS
1. Who is eligible to purchase a BMR home?
Eligibility is based on household size, annual household income, and other program requirements.
2. Do I need to live in the home?
Yes. BMR homes must be owner-occupied and used as the purchaser's primary residence. Renting or using the home as an investment property is not permitted.
3. How are buyers selected?
Eligible buyers must meet the City's Below Market Rate (BMR) program requirements. Final eligibility and buyer approval are determined by the City of Richmond.
4. Are there restrictions when I sell the home in the future?
Yes. BMR homes are subject to affordability restrictions that may limit the future resale price and require the home to be sold to another qualified buyer. Additional details will be provided during the qualification process.
5. What if my household size does not meet the stated household size requirements?
Each Below Market Rate home is subject to specific program requirements established by the City. If a home is designated for a particular household size range, applicants whose household size falls outside of that range may not be eligible for that home. We encourage interested buyers to contact our team to discuss their household size and determine whether they may qualify for current or future BMR opportunities.
6. How long does the qualification process take?
The timeline varies depending on each buyer's individual circumstances and the City's review process. We encourage you to contact our Sales Team to discuss your situation and learn what to expect.
7. How do I get started?
The first step is to obtain a mortgage pre-qualification from your lender or one of our preferred lenders. Once you're pre-qualified, contact our Sales Team to discuss your interest and learn about the next steps. Buyer eligibility and selection are determined by the City of Richmond in accordance with the City's Inclusionary Housing Program.
