Through this program, qualified households may have the opportunity to purchase a brand-new home at a price below current market value. Our team will work closely with the City throughout the qualification, selection, and home purchase process. The Birchwoods will offer a total of five (5) Below Market Rate homes through the City of La Habra's BMR Program. In addition to the purchase price shown below, homeowners should anticipate estimated monthly HOA dues of $259 at Birchwoods East. Below are details of the available homes.
Eligibility for the BMR program is based on household size and annual household income. Applicants must meet the Moderate-Income (120% Area Median Income) requirements established by the City of La Habra. Please review the household size and income limits below.*

Eligible buyers must meet the City's Below Market Rate (BMR) program requirements. Priority will be given to eligible households that live or work in the City of La Habra, as defined by the City's BMR program. Final eligibility and buyer approval are determined by the City of La Habra.
4. Are there restrictions when I sell the home in the future?
Yes. BMR homes are subject to affordability restrictions that may limit the future resale price and require the home to be sold to another qualified buyer. Additional details will be provided during the qualification process.
5. What if my household size does not meet the stated household size requirements?
Each Below Market Rate home is subject to specific program requirements established by the City. If a home is designated for a particular household size range, applicants whose household size falls outside of that range may not be eligible for that home. We encourage interested buyers to contact our team to discuss their household size and determine whether they may qualify for current or future BMR opportunities.
