The Birchwoods BMR Program

The Birchwoods BMR Program

City Ventures is proud to partner with the City of La Habra to provide Below Market Rate (BMR) homeownership opportunities at The Birchwoods. Through this program, qualified households may have the opportunity to purchase a brand-new home at a price below current market value. Our team will work closely with the City throughout the qualification, selection, and home purchase process.

The Birchwoods will offer a limited number of Below Market Rate homes through the City of La Habra's BMR Program. In addition to the purchase price shown below, homeowners should anticipate estimated monthly HOA dues of $XXX. Please review the available homes and pricing information below. Available homes, pricing, and floorplan information are outlined below.

FREQUENTLY ASKED QUESTIONS
1. Who is eligible to purchase a BMR home?
Eligibility is based on household size, annual household income, and other program requirements. All applicants must complete the qualification process and meet the income limits established by the City of La Habra.

2. Do I need to live in the home?
Yes. BMR homes must be owner-occupied and used as the purchaser's primary residence. Renting or using the home as an investment property is not permitted.

3. How are buyers selected?
Interested buyers must complete the required application and qualification process. The City of La Habra will determine eligibility and oversee the buyer selection process in accordance with the BMR program guidelines.

4. Are there restrictions when I sell the home in the future?
Yes. BMR homes are subject to affordability restrictions that may limit the future resale price and require the home to be sold to another qualified buyer. Additional details will be provided during the qualification process.

5. What if my household size does not meet the stated household size requirements?
Each Below Market Rate home is subject to specific program requirements established by the City. If a home is designated for a particular household size range, applicants whose household size falls outside of that range may not be eligible for that home. We encourage interested buyers to contact our team to discuss their household size and determine whether they may qualify for current or future BMR opportunities.
